Bridgewater One, the start of a new precinct

Century City’s latest mega-development is rising rapidly and fast becoming an iconic silhouette set-off from Sable Road.  Located between the Century City Conference Centre and what used to be the edge of Ratanga Junction, Bridgewater One consists of four developments rolled into one.  An 80-room boutique hotel is flanked by 122 apartments, which edge onto a 4 852 square metre office building.  On the opposite side of a landscaped courtyard, 17 distinctive offices suites are situated, ranging from 131 to 284 square metres.  The balance of the office component is made up of six studios ranging in size from approximately 176 to 212 square metres.  The entire development is built on a double basement, supplying 377 parking bays.

“We are topping out on structure in October and we’re very pleased with the progress.” Says Raynard Haupt, Project Manager at Rabie.  “This project is particularly complex due to the variety of components, i.e. hotel, residential, office and retail. The challenge is to create a seamless and holistic mixed-use development, integrating the different fit-for-purpose of all end users. We have to consistently wear all the different hats, making sure that we don’t lose sight of the overall experience, which must be complementary.”

Excavation has started at Ratanga Park, with a total of 75 000m3 earth being moved to create a water body to hold 1.64ha of water.  The existing Century City canals will be connected with the newly shaped water body, making it possible to canoe from the one end of the precinct to the other.

The park’s planting theme is a composition of formal tall tree avenues fronting the various new building facades bordering the new parkland. From here, the landscape design transforms into rolling lawns amidst indigenous, shady forest edges with sheltered grassy glades sweeping down to the perched, floriferous, Cape wetland edge, all set around the naturally reconfigured lake, islands and canals. The park will serve as a well-managed and versatile green open space, one of capacity and calm in a modern urban environment.

Winding paths navigate the park and its points of interest and present advantageous views towards Table Mountain and across the water body.  Many existing large trees and palms will be retained, as well as two Ratanga Junction Theme Park bridges.

“Ratanga Park is a very exciting part of this project and a significant new public area and green lung in Century City.” says Haupt.  “We have extensively workshopped the design of the green spaces, the pathways, public interaction with the different elements, lighting, and access from various directions.  An important aspect is creating an interactive and interesting space that can be enjoyed by all visitors, residents and office staff throughout the day and even into the evenings.”
