New Kenilworth office block under construction

Greenford office KenilworthA new 1350 m2 sectional title office block, which will enjoy panoramic mountain views, is being built as part of the second phase of the hugely successful Greenford Office Park adjacent to the Kenilworth Race Course.  The two storey building is the second and largest building to be constructed in phase two which will eventually comprise seven buildings ranging in size from 230m2   up 1350 m2with a wide variety of combinations available.

All the office buildings will offer a mix of basement parking and open bays on a ratio of four per 100m2.

Steve Cloete, of co-developers Rabie Property Group, said negotiations with a potential purchaser for the first block in the second phase, comprising 800 square metres over two storeys, were well advanced.

The new show building is scheduled for completion in April 2014 and will be positioned around an attractive landscaped courtyard.

Cloete said that when completed phase two will provide a total of 5600 m2 of A grade offices bringing the total office precinct to 15 600m2. The total cost of the development, which has been designed by Stauch Vorster Architects in a modern Cape vernacular, is in excess of R80million.

Phase One of the sectional title office park, which is surrounded on three sides by a nature reserve and enjoys spectacular mountain views, comprised  19 small office buildings totaling just over 10 000m2 .

Greenford, he said, was being developed in a joint venture with Western Province Racing.  “Fronting onto the Kenilworth Race Track and a nature reserve, the buildings are set in beautifully landscaped gardens with a large water feature providing a tranquil working environment.”

He said that including parking and full installation, offices were available for sale at between R14 500 and R15 500 per square metre excluding Vat or for rental at around R110 a square metre.

“Market inquiries have picked up strongly in recent months. One building has already been sold and a second is under negotiation and we expect sales and rentals to gain strong momentum now the market can start to see the quality of the completed product.“

He added that the site was the last remaining to be developed in the area and was ideally located close to the M5 and the recently refurbished Kenilworth Shopping Centre as well as Access Park.
