Ashton Villas – last 5 Century City villas to be auctioned

The last five freestanding and semi-detached villas planned for Century City are to be sold by open bid at public auction on December 4.

The recently completed, sectional title homes, known as Ashton Villas, form part of the R280 million Ashton Park residential development, bordering the Curro Private School, where all 138 apartments were sold out almost a year ahead of completion.

Brian Usher of Property World, the onsite agents for Rabie Property Group’s new residential developments at Century City, said they had decided to go the auction route for the villas as would-be purchasers far outstripped supply and it was the most transparent and fairest way they could think of dealing with this situation.

The homes are all three bedroom double storeys with automated double garaging, downstairs cloakrooms, upstairs balconies and exclusive use gardens.

Four of the five villas have three en-suite bedrooms while the other has a main en-suite bedroom, two other bedrooms and a large family bathroom.

Homes vary in size from 240m2 to 270m2 including balconies and garages and fully enclosed, landscaped gardens from 70 square metres to 185 square metres.

One of the homes is fully automated allowing the owner to control lights, sound, CCTV, alarm and even draw the curtains remotely by a smart phone or tablet. The others have conduiting installed so that the purchaser can install automation if he or she wishes.

Energy efficient features include solar geysers, mostly LED lighting, gas hobs and grey water irrigation for the gardens.

Each house has a reserved price ranging from R4,28 million to R4,5million.

Only bidders who have pre-registered and paid a deposit – cash or guarantee – of R400 000 to the conveyancing attorneys by close of business on Monday 1 December will be able to attend and participate in the auction. The houses will not be sold with any “subject to” clauses.

Usher said the amount bid by purchasers would be deemed to be inclusive of VAT and the seller would cover all auction costs.

The villas will be available for viewing via appointment from Saturday 22 November and will be on show the last weekend of the month. The houses will also be open for viewing from 3pm on the day of the auction which will take place on site at 4pm.

Usher said houses were extremely scarce in Century City. Other than Ashton Villas there were only 138 other houses in Century City itself and 550 in Century View on the other side of Ratanga Road.

“They are like hen’s teeth and as soon as a resale comes on the market it is snapped up. Not surprisingly, sellers have enjoyed significant capital growth.”

He said houses in Bougain Villas which has been purchased off plan in 2005 for around R1,25million were now selling for around R3million while a house in Waterstone Isles, purchased off plan for R2,4million in October 2008 had recently been sold for R3 950 000.

Residents in both the Villas and the apartments at Ashton Park, will enjoy 24 hour security, two parks, a swimming pool with change rooms and other recreational facilities.
