Two Rabie projects shortlisted for SAPOA Award

Two residential projects by the Rabie Property Group – Waterstone at Century City and Citadel Constantiaberg in the southern suburbs – have been shortlisted for a 2010 SAPOA Award for Innovative Excellence in Property Development.

The R400m Waterstone development comprises three components which are all accessed off Waterstone Square, a formal palm-lined bricked piazza with canal frontage. Waterstone East consists of 112 low-rise, walk-up apartments and 13 water fronting townhouses while Waterstone West comprises 70 sectional title apartments most of which enjoy water frontage.

The most prestigious precinct is Waterstone Isles, an exclusive development of 53 water fronting luxury villas on a private man-made island with many of the homes overlooking Intaka Island, Century City’s award-winning nature conservation area which is rich in indigenous flora and birdlife.

What is unique about this development is the wide range of options provided, from entry level studio apartments priced from R780 000, to one and two bedroom apartments from R998 000 and R1,24million to single and double storey villas priced between R3,3m and R4,9m.

All three precincts in the Waterstone development have been designed in a contemporary South African idiom by architects Maas & Coetzee.

The other development to be short listed is Citadel Constantiaberg, a high-rise block of 91 luxury apartments in the heart of the Southern Suburbs.

A joint venture between the Rabie Property Group and Avon Chase Properties, Citadel has been built on a prime one hectare site on the banks of the Diep River in the Constantia Valley in close proximity to the Constantiaberg Medi Clinic and in easy access to leading schools and shops including Constantia Village Shopping Centre.

Set in beautifully landscaped gardens, the seven-storey building has been designed with passion and flair in a classic contemporary style by award-winning architectural firm, Vivid Architects. An enclosed seven-storey high atrium allows light to flood into the entrance foyer while the interior layouts of the apartments have been designed in clean classical European lines giving an upmarket and spacious ambiance.

Set over basement parking, the building has been orientated to maximise panoramic Constantiaberg mountain views with penthouse apartments also enjoying sweeping views from the False Bay coastline to Devils Peak.

The studio, one, two and three bedroom apartments all have generous proportions and balconies.  Prices range from R865 000 for studios, from R1,550 000 for one bedroom units of 68 square metres, from R1,575 000 for two bedroom units of 82 square metres, from R2,295 000 for three bedroom units and from R3 150 000 for penthouses of 142 square metres.  Chapman says that stringent zoning restrictions in the Constantia Valley has meant that opportunities to purchase a lock-up and go apartment in a new high-rise building in the heart of Southern Suburbs are very rarely bought to the market which makes for excellent investment potential.

Rabie Property Group walked away with the top residential development award in the prestigious 2009 SAPOA Awards for Innovative Excellence in Property Development last year for the third time in four years. Last year’s award was for Bougain Villas, a neighbouring residential development to Waterstone at Century City.

This year’s winners will be announced at the SAPOA Convention at Sun City in May.
